What is modular construction?
Modular construction is a process. Moving the construction process off-site and into a conditioned factory environment, with independent third party design review and approval, framing with kiln-dried lumber, by trained employees in less time is the modular process. The two most important elements in new construction? Ask any framer you may know what leads to a successful project and they will confirm; good lumber and good weather. Inherently, the modular construction process captures good lumber and weather and results in high quality homes completed in less time. Your home will be built in multiple “modular” sections, shipped to your home site and installed in days, not months, and is ready for final finishes and completion by local tradesmen.
And, if your home site or conditions are not conducive to a modular build then building off-site remains an option but with panel construction. Panel construction is the same off-site process but substitutes “modular” sections with “panel” sections that can be built to order with in-wall mechanical, electric and plumbing completed at the plant and installation completed on site. Same process. Same advantages.
How do I determine which system is best?
The design of your home will dictate the preferred building system. The goal is to maximize the level of finish and completion inside the plant to assure the highest quality build. For homes with more simple lines and job sites with good access, the modular system may be the choice to construct your home. High levels of finishes can be achieved at the plant and your construction cycle time can be reduced substantially. The challenges with modular construction are limited to design restrictions or concessions to adhere to the shipping restrictions of the delivery route, favorable conditions on site for the required heavy equipment for installation and the skill level and finishes available at the plant.
For a home with more intricate details, taller ceiling heights, larger spans and challenging terrain the alternative building system of custom panel construction may be a viable option. Whether the panels are sheathed and or installed “closed” with gypsum board, a panel system can eliminate all design concessions and deliver the true design intent of the home. The panels can be constructed to custom specifications and installed on site while still reducing the build cycle of on-site construction.
